Job Summary:
The
Senior Admin cum Estate Manager / Facilities Manager will oversee the
management of residential properties, ensuring smooth operations from
construction handover to resident satisfaction. This role includes attending
society meetings, coordinating documentation, and managing various facilities
to maintain high standards of living.
Key Responsibilities:
- Property Takeover: Manage the takeover
of properties from construction, ensuring a seamless transition of units to
owners.
- Site Operations: Oversee site
operations in collaboration with service providers for soft services and MEP
(Mechanical, Electrical, and Plumbing) services.
- Customer Support: Handle customer
complaints effectively, addressing issues related to technical services, soft
services, and security audits, while ensuring compliance with budgets and
statutory regulations.
- Society Handover: Facilitate the
handover of societies after their formation, ensuring all necessary
documentation and compliance are in order.
- Regulatory Coordination: Liaise with
government authorities for statutory requirements and ensure compliance with
all regulations.
- Stakeholder Coordination: Coordinate
with Lodha Management, societies, and customers to ensure effective
communication and service delivery.
- Policy Implementation: Implement Management policies and processes to enhance operational
standards across all properties.
- Facility Management: Take charge of
facility management for all group projects, ensuring high-quality service and
operational efficiency.
- Budget Management: Create and manage
budgets for all facility management activities, negotiating with vendors to
reduce costs while maintaining service quality.

Qualifications:

Bachelor’s degree in Business Administration, Facilities Management, Real
Estate, or a related field; a Master’s degree is preferred.

Minimum of 10 years of experience in property or facilities management,
particularly in a senior role.

Strong understanding of property handover processes, community management, and
relevant documentation.

Excellent communication and interpersonal skills for effective resident
engagement and stakeholder management.

Proven leadership and team management capabilities.

Strong analytical and problem-solving skills.

Experience in budget management and vendor negotiations.
Skills:

Proficiency in Microsoft Office Suite and property management software/ERP
software.
