Job Description:

Role Objective
We are seeking a high-caliber Senior Sales Manager to spearhead the sales and inventory
liquidation of premium commercial assets. The ideal candidate is a seasoned professional with
a proven track record of managing high-ticket transactions and fostering long-term
relationships with institutional and HNI investors. You will be responsible for the end-to-end
lifecycle of a site, from strategic planning to final closure.

Key Responsibilities
* Sales Strategy & Execution: Drive the sales of high-value commercial inventories (Retail,
Grade-A Offices, Showrooms). Consistently meet and exceed aggressive quarterly revenue
targets.
* High-Ticket Closures: Manage the entire sales funnel for large-scale deals, ensuring
seamless negotiation and documentation for high-net-worth individuals (HNIs) and corporate
clients.
* Channel Partner (CP) Management: Identify, onboard, and nurture a robust network of
strategic Channel Partners. Design incentive schemes and provide the necessary support to ensure maximum footfall and conversion through the CP vertical.

* Investor Relations: Leverage an existing, strong database of commercial investors to
generate repeat business and referrals. Provide expert market insights and ROI projections to
prospective buyers.
* Single-Handed Site Management: Take complete ownership of the site operations, including
managing the sales gallery, supervising site walkthroughs, and coordinating with the CRM and
legal teams for smooth post-sales processing.
* Market Intelligence: Stay updated on local zoning laws, CAM (Common Area Maintenance)
structures, infrastructure developments, and competitor pricing to position the project
effectively.

Skills:

Required Qualifications & Skills

* Experience: Minimum 5+ years of core experience in Commercial Real Estate Sales.
* Sales Pedigree: A documented history of achieving "Star Performer" status and handling "high
ticket size" transactions.
* Network: An active and healthy investor base along with established relationships with toptier
Channel Partners in the region.
* Leadership: Ability to work independently and manage a site without constant supervision.
High level of integrity and professional ethics.
* Communication: Exceptional negotiation and presentation skills. Proficiency in English and
local languages is highly preferred.
* Financial Acumen: Deep understanding of commercial lease-sale models, ROI calculations,
and real estate investment structures.
