Role Overview – FM360 Advisory (Architect/ Design Background)
This role sits within Advisory vertical and focuses on the facility management, operational planning, and user-experience aspects of projects at the design stage. The candidate will work on FM360 mandates covering operational design review, amenities planning, CAM modelling inputs, sustainability readiness, movement planning, and handover preparedness. This is an advisory-facing role at the intersection of architecture, operations, and asset performance.
Key Responsibilities –
• Review architectural designs from a
facility management and operations perspective to identify design decisions
that impact long-term maintainability, operational efficiency, and user
experience
• Evaluate traffic flow, movement planning,
back-of-house areas, service access, façade serviceability, and parking
circulation to ensure ease of operations and maintenance
•
Assess the adequacy, functionality, and usability of amenities and common areas
such as clubhouses, gyms, common facilities, gardens, and recreational spaces,
and recommend improvements based on benchmarking against comparable
developments
• Support the development of CAM and
operational planning inputs by analysing space functionality and identifying
design elements that influence manpower deployment, maintenance requirements,
and lifecycle operating costs
• Contribute to improving operational
sustainability by recommending design and planning measures related to waste
management, smart user-centric features, and other non-MEP elements that
enhance long-term efficiency
• Support handover and operational
readiness initiatives by assisting in the development of liveability
checklists, handover tools, and occupier operational guidelines
• Conduct structured gap analyses to
identify design shortcomings that may increase operational complexity,
maintenance challenges, or lifecycle costs, and prepare advisory style reports
with actionable recommendations
• Coordinate with developers, architects,
consultants, and internal teams during design review stages, including
participation in discussions and presentation of FM360 insights and
recommendations
• Contribute to internal knowledge building
by supporting the development of benchmarking databases, review templates, and
FM360 frameworks
Skills:
Essential skills & Qualifications -
• 1–2 years of experience in architecture, real estate,
construction, project coordination, or design review
• Educational Qualification: Bachelor’s degree in
Architecture (B.Arch) preferred Construction Management / Real Estate
Management background is an advantage
• Understanding of building design from an operations and
maintenance perspective
• Ability to evaluate layouts, circulation, back-of-house
planning, and serviceability
• Basic understanding of Facility Management concepts —
manpower, maintenance, CAM, lifecycle considerations
• Knowledge of amenities planning and common area
functionality in residential/commercial developments
• Exposure to sustainability features, smart building
concepts, and operational efficiency measures is an advantage
• Ability to review drawings and identify design gaps
impacting operations, maintenance, and user experience
• Strong analytical, observation, and problem-solving skills
• Good report writing, presentation, and benchmarking
capabilities
• Proficiency in MS Excel, PowerPoint, AutoCAD and Canva
