Job Description:

1. Fund Raising & Investor Management:

·       Assist in raising funds through banks, NBFCs, AIFs, and private investors

·       Prepare financial models, teasers, IMs, and presentations

·       Coordinate with investors for due diligence and deal closure

2. Coordination with Stakeholders:

·       Liaise with bankers, escrow agents, and financial institutions

·       Coordinate with legal advisors, valuers, and technical consultants

·       Support end-to-end execution of financing transactions

3. Due Diligence & Documentation:

·       Manage legal, financial, and technical due diligence processes

·       Review sanction letters, term sheets, and financing documents

·       Ensure compliance with lender covenants and conditions

4. Escrow & Cash Flow Monitoring:

·       Monitor escrow accounts and project cash flows

·       Track fund utilization and ensure adherence to agreed terms

·       Handle escrow transfers and disbursement tracking

5. Project Monitoring:

·       Monitor financial health and progress of ongoing projects

·       Track sales, collections, construction progress, and costs

·       Highlight risks and deviations to management

6. MIS & Reporting:

·       Prepare MIS reports for management and lenders

·       Track key financial metrics, budgets, and projections

·       Assist in board presentations and periodic reporting.

·       Additional Responsibilities (Value Add)

·       Support RERA compliance from a finance perspective

·       Assist in structuring transactions (debt/equity/mezzanine)

·       Budgeting and cost control across projects

·       Working capital management and cash flow planning

·       Handling audits related to lenders/investors

·       Support refinancing / restructuring of existing loans

·       Evaluate new project opportunities from a financial standpoint

Skills:

·       CA / MBA (Finance) / CFA - preferred

·       6+years of experience in real estate finance / NBFC / consulting

·       Strong understanding of project finance and real estate cash flows

·       Experience in dealing with lenders, escrow mechanisms, and DD processes

·       Good financial modeling and Excel skills
