Job Description:

The Expense Analyst will be a part of our growing Asset Management department overseeing the single-family real estate investment portfolio. The Expense Analyst will assist in oversight of several facets of our business, including, but not limited to: expense management, quality assurance and underwriting. The candidate will join the Asset Management team as the team absorbs more responsibilities related to the long-term management of single-family rental homes. Job Description (Primary Responsibilities)
•Possesses an understanding of repair scopes as they pertain to individual investor goals
•Understand and identify material defects within an asset that would be required to be repaired to meet basic lending standards to collaborate with Amherst's construction arm to make repairs.
•Ensures pricing adheres to company standards
•Performs portfolio-wide financial analyses focusing on expense management
•Supports the Asset Manager with review of quality control reporting
•Understands the economic impact of costs as they relate to an asset’s net operating income and rent potential

Skills:

Desired Skills/Qualifications:
•Bachelor’s degree; knowledge of Real Estate and Construction preferred
•2-5 years of experience in Property Management, Construction or real estate project Technical Diligence;
•Strong verbal and written skills to communicate effectively with internal and external professionals
•Strong ability to deal with ambiguity and proactively manage management’s expectations
•History of being extremely detail-oriented and organized with a proven ability to work well in a high-intensity environment to complete tasks quickly and effectively
•Ability to understand how strategic decisions and operational actions affect financial results
•Desire to work on a highly collaborative, fast paced team
